An independent real estate intelligence company.
Briarwood builds research, software, and ownership capability — market by market. We start by understanding a market well enough to publish on it, turn that understanding into tools professionals can use, and then apply the same discipline to real estate we buy and operate ourselves.
Briarwood is one company. Research, Scout, and Properties are three expressions of the same work — not three businesses sharing a name.
Three expressions, one method.
Briarwood Research
Builds the methodology behind everything the company produces, and publishes what it finds — a weekly market index, standing town views, research notes, and flagship reports. Free to read, sourced throughout.
Explore Research →Scout
Turns that research and the underlying property record into a self-service workspace: comparable sales, valuation context, zoning, flood exposure, and market conditions in one place instead of six browser tabs.
Use Scout →Briarwood Properties
Acquires, improves, and operates selected real estate for Briarwood's own account. The same research names the market and the same workspace underwrites the purchase.
Explore Properties →The rules the work runs on.
Every figure is traceable.
Each material number we publish resolves to the recorded sale, filing, or listing behind it. If a figure cannot be sourced, it does not go out.
We say when we do not know.
Where the data is thin, we publish the thinness — sample size, confidence, and what is missing — rather than filling the gap with an estimate that reads like a fact.
Published once coverage supports it.
A town gets a standing view when its recorded sales can carry the same figures we publish everywhere else. Not before, and not with the gaps quietly interpolated.
No position in your deal.
No commissions, no referral fees, no side of the transaction. What we publish is what we found.
Where we operate today.
Monmouth County, New Jersey. Published through July 27, 2026.
Asbury Park, Avon-by-the-Sea, Belmar, Bradley Beach, Manasquan, Sea Girt, Spring Lake, and Wall.
A destination operating asset in Stowe, Vermont. Acquired 2024.
Monmouth County is where we operate now, not what the company is. We expand only when the underlying evidence and operating capabilities can support the standard we intend to maintain — which today means 4,883 recorded sales from 2022 to 2026 behind the published work.
Need a person on the analysis?
Briarwood accepts a limited number of private Analyst Review engagements each month — a named analyst questions the comparable set and signs the read. There is no service menu and no price list.
