About Briarwood

Briarwood is an independent real estate research and valuation firm. We publish market research and provide analysis and advisory work focused on local housing markets. Scout is our software product for property analysis.

Research and analysis are informational

Everything Briarwood publishes or produces — reports, indices, valuations, Scout outputs, and advisory memos — is independent analysis provided for informational purposes. It is not investment, legal, tax, or accounting advice, and it does not account for your particular circumstances. You are responsible for your own decisions and should seek professional advice where appropriate.

Not an appraisal or brokerage service

Briarwood's valuations are analytical estimates, not licensed appraisals, and Briarwood does not perform appraisal or real estate brokerage services. Nothing on the site is an offer to buy or sell, or a solicitation of an offer to buy or sell, any property or security.

Permitted use

You may use the site and our research for your own lawful, non-commercial evaluation of real estate decisions. You may not scrape, resell, redistribute, or create derivative products from our research or data without our written permission, or use the site in any way that harms its operation or security.

Intellectual property

The site, its content, the Briarwood and Scout names and marks, and the underlying models and datasets are owned by Briarwood or its licensors and are protected by intellectual-property laws. We grant you a limited, revocable license to view and use the content as described above.

Accounts and access

Some features, including Scout, may require an account. If you create one, you are responsible for the accuracy of your registration details, for keeping your credentials secure, and for activity that occurs under your account. We may suspend or end access to the site or Scout at our discretion — for example, to protect the service, enforce these terms, or comply with law.

Third-party data

Our research incorporates public records and licensed third-party data. While we work to be accurate, we do not warrant that third-party data, or conclusions drawn from it, are complete or error-free. Property-level facts should be independently verified before you act on them.

Disclaimer of warranties

The site and its content are provided “as is” and “as available,” without warranties of any kind, express or implied, including accuracy, merchantability, or fitness for a particular purpose, to the fullest extent permitted by law.

Limitation of liability

To the fullest extent permitted by law, Briarwood is not liable for any indirect, incidental, or consequential damages, or for decisions made in reliance on the research or the site.

Governing law

These terms are governed by the laws of the State of New Jersey, without regard to its conflict-of-laws rules. Any dispute relating to these terms or your use of the site will be brought in the state or federal courts located in New Jersey, and you consent to the jurisdiction of those courts.

Changes

This is a current working version of these terms and may be updated as our services evolve. Continued use of the site after an update constitutes acceptance of the revised terms.
